OXYMA – A New Standard for Modern Business in Prague 10

OXYMA is a visionary redevelopment of the former Svoboda printing complex in Sazečská Street, Prague 10. The project will offer over 15,500 m² of flexible rental space, tailored to meet the needs of modern businesses—whether you're looking for office space, development facilities, or light manufacturing areas.

The architectural design is led by the renowned DAM.architekti studio under the direction of architect Jiří Hejda, in collaboration with M3M, Explan, MFS DX, Stavební geologie Geosan, and the Czech Technical University’s UCEEB Institute. Together, they have created a space that blends aesthetics, functionality, and sustainability to meet the demands of today’s working environment.

The complex will feature a modern restaurant and a Smart reception with 24/7 operation and a virtual receptionist. The building will be equipped with a Smart Space system for intelligent building management and energy optimization, along with the DIMENSO identification and catering system.

Tenants will benefit from optical connectivity to the NIX network and 24/7 data security in a modern on-site data center. The OXYMA+ service offers enhanced flexibility, allowing tenants to respond to one-time space or equipment needs with ease.

Over 1,500 m² will be dedicated to a state-of-the-art co-working and co-living zone, including modern offices, meeting rooms, multimedia halls, technology labs, workshops, a 3D printing studio, creative studios, flexible storage, green terraces, and secure outdoor areas with full infrastructure. The site will also offer short-term accommodation suitable for employees, guests, and students.

Excellent Accessibility

OXYMA is located in a well-connected area with excellent access to public transport and major roadways. The Depo Hostivař metro station (line A) is just a 9-minute walk away, while the tram stop for lines 1, 16, 19, 24, and 27 is reachable in 6 minutes on foot. A planned railway stop at Depo Hostivař will be accessible within 15 minutes of walking.

Right in front of the building is the Polygrafická bus stop, served by line 171, and within 7 minutes’ walk, you can reach the Depo Hostivař bus terminal, which is served by lines 163, 171, 173, 208, 228, 229, 273, 364, and 366.

By car, the site is just 6 minutes from the D0 Prague Ring Road and Štěrboholská spojka, and 15 minutes from major highways D1, D4, D8, and D11.

For cyclists, a bike path runs directly alongside the building, providing a safe connection to the metro (line A) and the Malešice residential area.
